Sub-Zero repair in Framingham

Framingham covers more kinds of house than anywhere else we work, and the built-in in a compact older kitchen is a different animal from the 48-inch side-by-side in a newer open-plan one.

Housing
Dense older neighbourhoods and large newer builds, side by side
Newer kitchens
Wide side-by-sides and paired columns, open to the living space
Older kitchens
Retrofitted built-ins in rooms sized for a freestanding unit

Two kitchens, two failure patterns

In the older streets the recurring problem is space: a built-in dropped into an alcove sized by eye, cabinetry tight to the case, and a soffit over the grille. Those units run warm in summer for reasons that have nothing to do with refrigeration, and the first readings we take are air temperature and clearance rather than anything internal.

In the newer houses the recurring problem is duty. A wide side-by-side open to a living space gets opened far more often, holds more, and is expected to be silent while doing it. Door seals, hinge cams and evaporator fans wear on that pattern, and they wear predictably.

When the freezer is fine and the refrigerator is not

This is the single most common description we get, and it is almost always one fault rather than two. On a dual-refrigeration cabinet it points at the fresh-food evaporator, its fan or its defrost circuit. On a single-system cabinet with a damper feeding the fresh-food side it points at the damper or the air path, which is a different part and a different check.

Knowing which architecture your unit uses is therefore the first thing worth establishing, and the model number tells us that before anybody opens a door.

Second units, and the ones bought used

Framingham is also where we see the most built-ins that were bought secondhand and installed by somebody else. Those are fine appliances and they are worth servicing — but they arrive without a history, so we read the whole cabinet rather than only the complaint, and we say what else is close to needing attention.

Cubes were fusing into one solid block in the bin. He explained the compartment had been running a shade warm and letting them refreeze. Temperature corrected, mould cleaned, and no more icebergs.

Big frame house off Huron Avenue, cut into three units back in the seventies. The compartment warmed while the interior lights stayed on, which confused me completely. A condenser fan bearing had gone dry, so the unit simply could not shed its heat. Two hours and done.

Fan noise carried up through the floor into the bedroom above. He rebalanced the blower and fitted new isolation mounts. Quieter now than when it was new.

Warm refrigerator, cold freezer is one fault more often than two. Tell us the model and we will say which.
